Garbe Industrial Real Estate hands over keys to new logistics hall in Bollberg (Thuringia/Germany)

Garbe Industrial Real Estate GmbH and Kontinent Spedition GmbH recently celebrated the opening of the new 35,000-squaremetre logistics centre in Bollberg near Jena with an official handover of the keys together with guests and partners.

The logistics property was built in around one year on a 65,000-square-metre site in the industrial park of Bollberg, a district of Stadtroda (Saale-Holzland district) in Thuringia. It has 31,000 square metres of hall space, 2,500 square metres of mezzanine space and 2,000 square metres for offices and social rooms. The logistics centre is equipped with 30 dock levellers and three ground-level gates for loading and unloading trucks. The outdoor area has parking spaces for 135 cars and ten trucks. In view of the increasing importance of electromobility, some of the parking spaces have been preequipped for the installation of e-charging points.

“The new building will provide us with state-of-the-art warehouse space for the storage, picking and handling of goods, which we urgently need for our further growth,” says Thomas Rödiger, Managing Director of Kontinent Spedition GmbH. The family-run company from Thuringia, which specialises in logistics supply chain services, is also investing in automation at the site. Thomas Rödiger adds: “In order to make the logistics processes even more efficient for our customers, we are installing a highly automated small parts warehouse and driverless transport systems for logistics and material movements. The new logistics facility and its equipment also enable us to offer customised solutions for e-commerce companies.”

 

 

The excellent location also contributes to fast and efficient logistics processing. The site is located halfway between Jena and Gera on the A4 motorway. The motorway connecting Bad Hersfeld with Dresden runs virtually within sight of the business park. The Stadtroda junction is just under one kilometre away without the need to drive through the town. The Hermsdorfer Kreuz interchange, which is seven kilometres away, also provides access to the A9 Berlin – Munich motorway, one of the most important north-south connections in Germany. “At the time, the convenient location prompted us to invest in the site, even without firm rental commitments,” explains Adrian Zellner, Member of the Executive Board of Garbe Industrial Real Estate. “Our assessment was absolutely correct and we have also found an ideal tenant in Kontinent Spedition. All in all, we have invested around 46 million euros in the new logistics centre.”

Like all Garbe Industrial Real Estate properties, the logistics centre in Bollberg has been developed in accordance with internationally recognised ESG criteria. As an efficiency building, it meets the requirements of the BEG-40 standard (Federal Funding for Efficient Buildings). This means that the building only requires 40 percent primary energy compared to a reference building. To achieve this, fossil fuels have largely been dispensed with and the building is heated using air heat pumps instead. The built-in LED lighting also contributes to energy savings. However, the roof areas that have been prepared for the installation of a high-performance photovoltaic system cannot currently be utilised due to a lack of capacity in the grid.

Garbe Industrial Real Estate is aiming for gold certification from the German Sustainable Building Council (DGNB) for the property. This is entirely in the spirit of Kontinent Spedition. Thomas Rödiger: “We consciously chose a sustainable and energy-efficient property and want to contribute to climate protection with further measures. This year, we are therefore deploying the first two fully electric trucks for goods distribution here in Bollberg.”
