Garbe Industrial Real Estate buys property in the Halle/Leipzig area

Garbe Industrial Real Estate GmbH has acquired a plot of land of around 100,000 square metres in Kabelsketal (Saxony-Anhalt, Germany). A logistics property with a total area of approx. 61,500 square metres is planned on the site. Construction is scheduled to start in October. Garbe Industrial Real Estate is investing around 76 million euros in the project.

The site, which is ready for construction, is located in the Großkugel Industrial Estate, only a few kilometres west of Leipzig/Halle Airport. ”The conurbation between the two boom cities of Leipzig and Halle, especially the municipality of Kabelsketal, has developed into a top logistics region,”emphasises Adrian Zellner, Member of the Executive Board at Garbe Industrial Real Estate. “For us as a project developer and investor, the location is therefore highly attractive.” This is not least due to the convenient location. The property acquired by Garbe Industrial Real Estate is located in the immediate vicinity of the B 6 trunk road, which connects the industrial estate with the A 9 Berlin – Munich motorway. The Großkugel junction is three kilometres away. The Schkeuditzer Kreuz junction with the connection to the A 14 Magdeburg – Dresden motorway can be reached within six kilometres. Another big advantage is the immediate location at the Großkugel S-Bahn station, which can be reached on foot in 300 metres.

A logistics property is planned on the site, consisting of two halls of different sizes. One unit is to dispose of around 34,000 square metres of hall space, while the other will be around 21,000 square metres. In addition, there is a total of 3,000 square metres for offices and social rooms as well as 3,500 square metres of warehouse mezzanine. The building will be equipped with 56 gates for loading and unloading trucks. In order to protect the soil and groundwater, a foil in accordance with water hazard class III will be inserted under the floor slab. Parking spaces for 259 cars and 15 trucks are planned for the outside area.

The logistics property is designed so that several tenants can move in. The hall areas are divisible and can be used for a wide range of logistics services. ”Demand is high. We are already talking to potential tenants,” says Adrian Zellner. ”The Großkugel S-Bahn stop with regular connections to Halle and Leipzig is only 300 metres away on foot. This also makes the location interesting for companies that need a higher number of employees from the region for their business.”

Ecological criteria play an important role in the development of the logistics property. The building is being constructed according to the BEG-40 standard. No fossil fuels are being used for heating. Heat pumps are employed instead. A photovoltaic system will be installed on the entire roof area to generate renewable energy. For the property, Garbe Industrial Real Estate is aiming for gold certification from the German Sustainable Building Council. The logistics property is scheduled for completion in October 2024. The vendor of the land is an institutional investor.
